What is happening in the Tulsa area market?

Frankly, there are too many homes for sale in the area. The Tulsa / Broken Arrow / Coweta / Glenpool / Owasso / Catoosa / Jenks area marketplace is flooded with listings.There are still MANY homebuyers, but they have a huge selection of homes to choose from. You may ask, "What does this mean to me, a home seller?"

Generally, homes in good condition and priced correctly for the neighborhood are still selling IF they are marketed by a real estate professional. For Sale By Owners are having a harder time than ever, due to the smaller buyer pool. Sellers must be more careful than ever in pricing their property and in picking an educated, knowledgeable, market-savvy Realtor® as their property marketer.

What about the web sites that promise to help you find a real estate professional???

Would you like to know a secret? In our opinion: They say they will help you find the best real estate service for you, but actually they only refer you to real estate services that pay to be in their database. THESE REAL ESTATE PROFESSIONALS ARE NOT NECESSARILY THE BEST, BUT ARE PROFESSIONALS THAT WANT YOUR BUSINESS SO MUCH THEY WILL PAY GREATLY FOR IT!!!

Kevin and April were members of two of the services. One charged us about $40.00 a month plus 25% of any referred income. The other charged us a "per lead" fee, even while selling the lead to 3 to 5 other real estate service providers. This is basically like shopping at the grocery store and 5 people paying for the same bag of potatoes. Although 5 people pay for the potatoes, only 1 takes the bag home. The others leave empty handed like the 5th little piggy.

What about a math problem?

The Ford family looked on the web for a real estate professional. First on the search engine results was "Compare real estate agents" and "make them compete"! So, the Fords registered there and at many other real estate sites. Now the Ford's information was SOLD to local real estate agents and/or provided to real estate agents that had pre-paid for the right to the Ford's information. Some of these agents repackaged the Ford's information and shared it with others in their office or field of influence. Your question to answer is: How many agents have paid for this information? How many of these want to be the 5th little piggy? How many now feel like they bought Ford's business and thus "own" the Fords?

Another web based service advised our buyers that they should work with someone on the "pre-qualified" list of agents so they could receive a kickback of airline dollars. Sorry folks, that is not legal in Oklahoma.
