| No salary. No weekly
paycheck. No mileage reimbursement. No expense account.
This is the world of real estate. We receive a paycheck ONLY when a
property closes and funds. The check from closing is divided between our
broker and us; based upon our current split level. With a normal
transaction, this means that you, the buyer do not pay us for our services.
Why would you ever buy a "For Sale By Owner" without
representation? Normally, the seller is
trying to save the commission dollars even while the buyer is thinking they
are saving money.
Actually, many For Sale By
Owners are priced higher than the market dictates. Why? Well, sellers
typically think that their house is the best in the area. Or, they hear that
Johnny down the street got $125,000 for his house, so Johnny come lately
ignores that fact that Johnny down the street's house had $10,000.00 in
updates and 100 square feet more.
Sometimes sellers are so
emotionally attached to their homes that they assign a dollar value to
memories: "Sally loved that room. We redecorated it to match her high school
colors. See, all her friends signed this wall. This room alone is worth the
price."
We have heard that the
most litigated (law suits) transactions are "For Sale By Owners". Why?
Basically, most of them do not know what they are doing. Many sellers limp
through the transaction, begging the title company for "free" help.
Would you want to
work with a real estate professional that had never sold even one house
before? Why work with an owner? "If the blind lead the blind, will they not

to call the listing Realtor® to "help" out your
Realtor®? Please don't. Please do NOT
see a property with anyone other than your real estate person. WHY? Because
the person that showed you the property has what is called "CAUSE". You
liked the property "cause" they showed the property to you. Guess who might
be left out in the cold? Your "friend", the Real estate person you thought
you might work with.
When it comes to
real estate representation: CHOOSE; don't leave it to CHANCE. |

| Whose sign is in the Yard?
It doesn't
matter! Call us and we can show you any regular listed MLS properties. We
will also call for sale by owners. However, we DO NOT have time to track
down all for sale by owner properties, so if you see a for sale by owner
that you would like to see in Tulsa, Bixby, Broken Arrow, Owasso, Jenks, or
surrounding areas, let us know. We will call the seller and ask if they will
pay half of what we would normally list a property for if we bring the
buyer. Most sellers who understand that Realtors
® have a lot to offer will gladly cooperate. We
have only had a few sellers be rude. The ones that are rude, we just shake
the dust off our feet and say, "next!". |
| What about
the companies on line that promise to find the best real estate person for
you? They basically promise, "Click
here to compare real estate professionals.".
Okay, the secret truth is this:
Only the real estate
professionals that pay in one form or another are listed on the web site.
Many GREAT real
estate agents most often are not even listed on these sites because they
have enough word of mouth praise and referrals that they do not have to pay
for customers. Some of these web sites are licensed for real estate in
Oklahoma for the sole purpose of moving income into their pockets. Many of
these companies SELL
your name to multiple real estate professionals
and then you are chased by real estate people that feel they have
paid
to work with you. Some of the other companies do not sell leads for real
estate contacts but they do ask member real estate associates to pay a
monthly fee plus a large referral fee on any business. So more money runs
away from the advertising/marketing of your property and runs away from the
local economy. Also, some companies will promise you as a buyer a rebate or
airline miles. This is illegal in Oklahoma. |
| What about
lenders? Have you ever heard about "Predatory Lenders?"
The government has and so has any busy experienced real estate professional.
Please do yourself a favor and check out the
Oklahoma Real Estate
Commissions web
site. We will not tell you if a lender is predatory, but we can certainly
refer you to mortgage bankers and mortgage brokers that we trust and that
have proved themselves to us and to our clients. There are lots more great
mortgage professionals out there, but once we find one that does a great
job, we tend to stay with them. We have friends at Bank of Oklahoma,
Coldwell Banker Mortgage, First Mortgage, Harry
Mortgage, Wells Fargo Mortgage, Bank of America and Arvest Bank...and other
mortgage companies also. |
| What about
Home Warranties?
We have 3 companies that you can choose from. With ALL of them you
must read the small print. Lots of things are not covered. A home warranty
company can refuse your claim for any reason listed and may force you to
choose one company over another to do the work. You might want to get a
second opinion if you are being charged above what you think is correct.
Some people LOVE home warranties and some HATE them. You must decide what is
right for YOU. |
| Relocation
in your job future? We can help! We have helped many sellers relocate from
the Tulsa area and helped many buyers relocate into the Tulsa area. We have
worked with Cendant
Relocation, USAA, Primacy and Americorp
to name a few. We will work with your relocation company also. We must know
ahead of time if a relocation company is involved because first, the
relocation company is going to charge us a ton of money for all of the work
that we do for you. IF that percentage is too high, we might
not be able to work with you. And, second because we must reserve your name
with our headquarters or they may assign a different "agent" to your case.
Then, we could be in conflict with another Realtor (r). And third...no one
likes negative surprises in their paychecks. Fourth, we need to be in
communication with your relocation company so that we can help you know what
is in your real estate package. All real estate relocations are not the

| Many mortgage companies are now
advising buyers to ask the sellers to
help with closing costs. Some sellers will
help...but REMEMBER...if someone in your family won't give you $2,000.00 to
buy a home, why would a stranger (the
seller) just give you some money? Would you
give a stranger a couple thousand or more dollars? The seller will typically
ask more for the house (then if no closing costs were negotiated) to make up
for the difference. The seller already has a lot of closing costs on
his/her side of the transaction. A few sellers are totally opposed as a
matter of principal, to helping the buyer with closing costs. (It almost
doesn't matter how much you offer these sellers for the house.) |
