WHAT about foreclosures? Can I really get a great deal? Can I buy a HUD house...I am an investor? Or, HELP! My house might be foreclosed on. Is it too late for someone to help me?

    Oh my! so many questions! Yes, you can sometimes find a good deal on foreclosed property. Usually you will need to be willing to do some fix up work on any "good deals" out there.

   After OWNER-OCCUPANT BUYERS have had the chance to bid on a property, HUD will open non-occupant purchasers' bids. However, we are not interested in fraudulent real estate transactions. We make our living from knowing real estate and we are not willing to toss our license in the trash over one or two or more deals. Besides, we want to sleep at night. The best way to sleep is to not mortgage your heart.

    Are you in danger of loosing your home to foreclosure and do not know what to do? We may be able to help. Call us! Maybe your home has gone up in value enough that you can get out from underneath your mortgage and maybe, just maybe, you will have a bit of cash left over after real estate commission and sale expenses. Maybe your mortgage company will work with us to get you on your way. At least give yourself a chance to not ruin your credit history with foreclosure and/or deed instead of foreclosure. The following is a true story that happened about 3 years ago:

    A family, we shall call them the Smiths, were having a moving sale. Kevin and I stopped in and began talking to them. We found out that the family was splitting up, they were loosing the house to foreclosure and would have to rent so they were selling off their belongings. We asked about selling the house for them. The answer was it was too late and we should call Bank of Oklahoma. The family also said that they could not afford a new roof, new carpet and other miscellaneous repairs. We called the bank and the bank had not even begun the main procedures. The family had already moved. The house later sold for more than the family could have known...without any improvements. If they would have let us we may have been able to sell the house without any repairs and save their credit history. They may have ended up with a small amount of cash left over. However, they thought all hope was lost and foreclosure was just around the corner. They would not listen. We tried to tell them we might be able to help. What about you? Will you listen? We may be able to help you also. No promises yet, but do not give up too easily. Call us for a free evaluation before your final foreclosure notices arrive.

     Be wary of investors that have seen your foreclosure notice and now want to become your "salvation" from foreclosure. Most investors want to make money. An investor looking at a foreclosure home is usually not thinking about how nice they can be to you. They are looking, as all businessmen are, at the bottom line. They are thinking, "HOW much money can I make?" Be assured, we do not think it is wrong to make money or to get a good deal. But, we feel that all parties should be aware of the market value of the property. If you choose to give away your equity...it is your choice and your right to do so.

     We cannot promise that your house will sell. We cannot promise you that the process will not be stressful, but don't you owe it to yourself to at least look at the numbers???
